Preliminary Package
The most important stage of your build
Our process begins with the Preliminary Package, designed to lay a strong foundation for your custom home-building experience. We involve our trusted design and planning trades, all with their own purpose to develop a home you will love for many years to come.
The primary value is certainty. It replaces the guesswork of traditional building with a structured, transparent process, every stage designed to give you confidence before you commit to construction.
We like to keep things simple, transparent, and stress free.
That’s why our preliminary agreements for design and construct projects run in two stages - so you’re not hit with an unqualified lump sum number before you’ve even seen your dream on paper.
Stage 1 – The Big Idea
This is where we work with the Architect or Designer to unpack what you want for the home and bring the concept to life. This stage involves these essentials:
Concept design fees
A site survey fee
A Qualifying Build Estimate - Ballpark range to bring the concepts to life
Stage 2 – The Nuts & Bolts
If you love the concept and want to keep building momentum, we move into Part 2. This is where the behind the scenes documents get sorted so we’re construction ready. Think of it as the toolkit stage:
Working drawings by the architect
Structural engineering
Geo-technical report
Energy efficiency report
Full project estimate
Why Two Stages?
Because it’s fairer for you. If after the concept stage you decide it’s not the right fit, you’ve only invested in Part 1, not all of the pre-construction costs. It keeps your upfront cost reasonable, while giving you full control over how far you’d like to take the journey with us. This gives you peace of mind knowing you haven’t put everything on the line upfront should you decide not to proceed.
